About the Role
As the Facilities Manager, you will lead the facilities for the Northridge Harman Offices. Facility services include building maintenance, and workspace management. You will work with management to plan for future changes and requirements and adapt our workspaces to meet our ever-changing space requirements in a timely and efficient manner; Manage and prioritize daily facility work orders & priorities; Identify and work with vendors who supply facility services to our buildings & tenant improvement projects; Oversee purchasing of material and parts, approve campus invoices; Plan for and manage budgets for both operating and capital expenses.
Your Team
This position reports to the Vice President, Global Real Estate.
Reporting to this position are the following:
- Two facility direct reports (Facilities technician & electrician).
- Receptionist/mail room person.
- 6 Contracted Handymen. Contracted security supervisor.
What You Will Do
- Manage day-to-day facility operations for 164,000 sq. ft. facility (142K in one building and 22K in a second building). These are support functions to site and engineering management, finance, sales personnel, IT personnel, customer service groups, marketing groups, legal, and R&D.
- Coordinate with HR to manage M.A.C. (moves, adds, Changes) for seat assignments, office cubicle upgrades,
- Implement new technologies and processes to increase efficiencies and standardization among the facility management business. Promote energy savings in the building & equipment.
- Manage maintenance and construction projects in buildings
- Serve as the Facility Champion when planning all office Events and provide facilities support as required.
- Manage the facilities budget (Opx/CapX) and building invoice approver.
- EHS&S reporting and documentation, permits, licenses, fees
- Maintain yearly testing of building fire suppression systems for Harman’s fire risk insurance. company and record keeping.
What You Need
- BA/BS Degree or equivalent experience.
- 5 years leading Facilities for a large and complex office and Engineering Environment.
- Understand basic Maintenance and building systems (HVAC, electrical, plumbing, etc.)
- Ability to understand and manage budgets, prepare spreadsheets, and expense forecasts.
- Excellent managerial skills to lead Team and interface with all levels throughout the organization and outside of the organization with Landlords, Vendors, and Contractors.
What is Nice to Have
- Degree in Engineering, Architecture and/or business.
- Knowledge of Environmental Health & Safety (EHS).
- Experience in CAD and ability to read construction documents.
